   Rent includes excellent 5G Fiber Optic Internet (1 Mbps up and down), garbage service, delicious spring water, and all septic

services. Conservation of our spring water is a must, and we strongly recommend conservation of electricity as well. We have an eight kilowatt solar array and propane/gas generator already, and are looking into installing battery back-up for when the power goes out.

   Shanti Permaculture Farm is located in Occidental -- arguably the most desirable neighborhood in West Sonoma County, and Coleman Valley Road has received accolades of being the most beautiful road in Sonoma County. This time of year we are rife with ripe blackberry fruit. We are only seven minutes from the sunset,10 minutes from Sebastopol, 25 minutes from the Pacific Ocean beaches, and 30 minutes from Santa Rosa, Costco, and other big box stores. Even though we are nestled in the gorgeous Redwoods. You feel like you are a million miles away from civilization here, and it is extremely quiet. The land here has been a farm for generations, since it has a big open pasture area surrounded by Redwood trees. We are set on a hillside with a pond and campfire above, and a park-like dog running area below. When new guests arrive here, they invariably first exclaim, "What a beautiful property!"

   We are a permaculture farm of two older women, and would welcome any involvement that you or your children would like to offer, though this is not required. The home is the primary farmhouse of our small farm, set on 6.5 acres of combined Redwood Forest, pasture, and homestead. There is a small cottage behind the house where the owner resides, and the farmhand's RV is parked near the entrance for added security to our camera system. Shanti Permaculture Farm is gated with a code entry, and we have never had any problems here. We will be even more safe due to our brand new security system being installed now.

   This bucolic setting would be ideal for families and their children who want to learn about farming while working remotely. The owner's favorite aspect of the home is the attached covered porch in the front of the house, which can comfortably seat four to eight, plus a barbecue. The living room entrance has a beautiful knotty pine cathedral ceiling with a fashionable ceiling fan, a wood stove insert, and is mostly carpeted. There is an open floor plan with living/dining/kitchen and a large island for partial separation. The efficient and roomy kitchen has loads of counter space/cupboards/pantry/drawers, a large refrigerator sans freezer, a double ceramic sink with pretty bay window, and a perfect-sized, friendly kitchen nook. There is a deep freezer in the shared laundry room. Huge, high-efficiency windows surround the living/dining area and let in plenty of natural light and beautiful views of the greenery and flowering plants that surround the entire home. The formal dining area has its own fireplace, plus a sliding glass door with a small covered deck outside. All of the house except the carpeted living room and Luxury Vinyl Plank (LVP) master bedroom have wood floors. There are privacy blinds throughout the living areas. Heating and cooling are accomplished through the wood stove and the electric heat pump in the living areas, and central propane ducts or electric space heaters in the bedrooms. Let us show you how to conserve energy and your PGE bill! There is a bonus cherry wood entertainment center and two pine bookshelves included. The living area is freshly painted in both white, steel blue and earth tones. The master bedroom also has a cathedral ceiling and ceiling fan, a private bathroom with walk-in shower, a double-wide closet with ample room for two, and brand new LVP oak flooring. It was painted in March 2023 in a combination of white and a pleasing rust color. The two other bedrooms share a Jack-and-Jill bathroom with tub/shower -- also accessible through the hallway for guests. The smaller bedroom has three large skylights, as the owner used it for an office. It is freshly painted in light blue. The owner will provide an armoire if necessary. The larger bedroom is painted white and has a closet and southern exposure. All bedrooms have top-down, bottom-up mini blinds for the utmost in privacy.

   There is a seven-person hot tub available for you at any time of the day or night, situated under a 800-year-old Redwood tree and incredible star gazing at night. The laundry room has a washer and dryer as well as a deep freezer, which are shared with the owner. She has installed a deadbolt on the door for the tenant's privacy. There is a shared clothes line on the south side of the house. The owner offers you a complimentary 22 X 22 carport and a 8 X 12 cabin for storage purposes (or a kids' clubhouse), and these are included in your rent.

   We tend several different garden areas in front of, above, and to either side of the house, and would love to have fellow gardeners as renters. In addition, we have chickens, ducks, geese and sheep, and are looking for a replacement guardian llama, as our dear friend Cosmo died in February 2023. The farm has storage for 45,000 gallons of spring water. Since there is no city water and a well is not geologically possible here, once the spring water runs out, we must purchase water for $300 a load and have 3,500 gallons delivered approximately every seven to ten days. This may not happen if we all conserve

water throughout the summer. We are 420 friendly, but do not allow hard drugs or heavy drinking. This is a tobacco-free campus, as the owner is allergic to cigarette smoke. There is lots of parking available for your RV or boat near the chicken coop, as well as two or three cars in front of the house. We love well-behaved, non-barking, house-trained dogs and cats, as we have three dogs and five cats of our own. We prefer to rent to adults who have children above the age of seven, or no children at all, so that we can teach them how farm life really works for their own future survival.
